<p>These locations take only household hazardous waste, not any business waste. What is household hazardous waste? This is from the Salt Lake County website:</p>
<blockquote><p>You don’t have to look far to find product that quickly become household hazardous waste. Household hazardous waste is anything in and around your home that is poisonous, flammable, corrosive or toxic. It is many of your cleaning supplies, yard care chemicals, pesticides, fuels, batteries, used oil and antifreeze. We cannot accept explosives, radioactive materials, or old tires. To reduce the hazardous waste that we generate, keep these things in mind,</p>
<ul>
<li>Make sure you need the chemical before you buy it</li>
<li>Buy only what you need. Give any leftovers to friends, neighbors, community groups, etc.</li>
<li>Buy less-toxic products and use <a href="http://www.slvhealth.org/programs/waterqualhazwaste/solidhazwaste/householdhazwaste/safeChemAltrntvs.html">safe alternatives</a> when possible.</li>
<li>Toxic substances &#8211; antifreeze, batteries, fluorescent light tubes, fuels, gasoline, oil, paint, pesticides, transmission fluid, yard care chemicals, and other chemicals.</li>

<p><strong>What do you love about the town where you live?    </strong></p>
<p>Salt Lake is such a picturesque town with the mountains nearby. We have the most gorgeous sunrises and sunsets I have ever seen. The mountains are close enough that you can easily escape from life, even if all you have is just a couple hours to spare. They are great to hike, bike and climb in during the summer, and of course nothing beats our snow in the winter when it comes to skiing. During the summer, outdoor concerts are quite popular with free concerts offered by the city, and Red Butte Gardens and Deer Valley both have concert series that attract some big names and are definitely worth checking out. Salt Lake as a city is down-to-earth and friendly. This is a place where people still know what really matters in life: friends, family and fun. It is a warm and welcoming city to new people and one that will be immensely missed when we go.<br />
<strong>What are your favorite grocery stores?    </strong></p>
<p>Harmons is the closest grocery store and it is an exceptional store where you can count on finding quality meat and vegetables at all times. Whole Foods is also quite popular, and Smiths is nearby and perhaps a little better if on a budget. Finally, Liberty Heights is the store to keep in your back pocket for those hard-to-find ingredients, an excellent selection of meats (especially cured) and cheeses, and if you&#8217;re a locavore.<br />
<strong>What are your favorite restaurants that are close to your home?   </strong></p>
<p>Some of our nearby favorite restaurants include Luganos, Finca, Fresco, Este Pizzeria, Mazza, and The Paris.</p>
<p><strong> </strong><br />
<strong>What were the key points that drew you to the property?    </strong></p>
<p>We were especially drawn to the open design of the house in general and perhaps most importantly the kitchen as these are necessary for successful entertaining. For the size of our home you couldn&#8217;t find a better use of space! We also were looking for a place that we could &#8220;just move in to&#8221; without having to do a lot of updating. We found just that and couldn&#8217;t have been happier!<br />
<strong>Why people should move to this area; why were you were attracted?</strong></p>
<p>The neighborhood is absolutely adorable! Picture a tree-lined street with unique houses and plenty of kids playing together outside, and you have our neighborhood. We wanted to be in an area filled with people our age and close to downtown, the University where we work, and the mountains. We couldn&#8217;t have picked a more perfect spot!</p>
<p><strong>What did you do for interests and hobbies near the property?</strong></p>
<p>We have two dogs and so being so close to Tanner Park which is dog-friendly and an off-leash area has been wonderful. <a href="http://www.servingsaltlake.com/community/area/Sugarhouse/">Sugarhouse Park</a>, which is just down the street, is fantastic for running and relaxing, and has the best fireworks in town on the 4th of July. Additionally, we are just off of an entrance to I-80 which means super-quick access to those mountains we all adore!<br />
<strong>What are your average utility costs?</strong></p>
<p>Sewer, garbage, water, electric and gas generally ran us about $150 each month. We like to keep the house warm in the winter and cool in the summer.</p>

			<content:encoded><![CDATA[<p>The new statistics for the last month were just released by the Salt Lake Board of Realtors, and the market is heating up! All 9 statistical indicators reported by the Board reflect a market that’s speeding up out of a recession. Let’s go through those indicators and discuss each:</p>

<p><strong>New Listings</strong></p>
<p>New Listings finally made an increase in March of 2013: there were 1,877 new listings in <a href="http://www.servingsaltlake.com/">SL County</a> compared to 1,716 in March of 2012. That’s also about 500 more than there were in February of 2013, so the change in the market combines with the seasonal effects (people much prefer to move in the spring than in the winter) to hugely grow in the last 60 days.</p>
<p><strong>Pending Sales</strong></p>
<p>Pending Sales have gone up even more than new listings, however, meaning that it’s even harder to find homes for sale than ever before. Pending, or under contract, sales were up 20.6% this month compared to March of 2012.</p>
<p><strong>Closed Sales</strong></p>
<p>Closed sales also increased year-over-year, although only by 4.6%. Because Pending sales are usually a leading indicator to closed sales, expect this number to increase more drastically when April numbers are released.</p>

<p><strong>Median Sales Price</strong></p>
<p>The median sales price increased over $30,000 (!) last year, from a median of $179,000 to $209,270 in March. Because of the high demand, prices are shifting up to reflect the new market. Prices are, however, still below peak 2007-08 levels.</p>
<p><strong>Average Sales Price</strong></p>
<p>Another way to look at it: the average sales price has also gone up, albeit only $23,000 compared to the $30,000 of the median homes. This indicates that the market’s recovery is happening at the low-to-middle end of the market, as the average-skewing high valued properties have yet to see their values increase as much as those on the other side. Still, $23,000 isn’t a gain to be scoffed at.</p>
<p><strong>Percent of Original List Price Received</strong></p>
<p>This is another indicator of market price: how much of a sellers original list price did homes end up selling for in March? This has gone way up over the last year, as the inventory shortage has meant exponentially more multiple offers than in years past. Due to the competition, sellers are now receiving 97.4% of their list price, compared to just 93.4% only 12 months ago.</p>
<p><strong>Days on Market until Sale</strong></p>
<p>And due to the competition out there for homes (remember, sales are increasing faster than new listings!), the homes that are on the market go 17.7% faster than before. It’s even faster when you consider non-short sales, as those homes are spending barely a month on the market on average. Once you start getting into the affordable price ranges, the market moves even faster. Speed is key in this market.</p>
<p><strong>Inventory of Homes for Sale</strong></p>
<p>Because of the big increase in sales, both pending and closed, there are only roughly 4,000 homes on the market. That’s a 27% decrease from 12 months ago! Buyers often have to expand their criteria to find the home they’re looking for, but sellers rejoice due to the increased competition.</p>
<p><strong>Months Supply of Inventory</strong></p>
<p>Another measure of inventory, this stat measures how many months of homes would be left on the market if new listings stopped today. That amount is currently 3.5 months. Typically, a balanced market is defined as 4-6 months of inventory, so that we are now below that suggests a seller’s market, due to the amount of buyers looking for homes. 12 months ago, we were in a balanced market, with a 5.5 month supply of inventory.</p>

Keeping your home&#8217;s humidity under 50% will prevent mold from starting, though it can continue to grow once established even at lower humidities. Make sure that you have proper ventilation in your house in the areas which create steam: kitchens and bathrooms. Also, make sure your dryer ventilation is successfully working to vent said humidity outdoors, where it belongs.</p>
<p><strong>2. Do your Dusting</strong></p>
<p>Dust is an amalgam of pollen, mold spores, skin cells, lint, animal dander, and bacteria, and so it&#8217;s important to keep dust off of your surfaces whenever possible. Obviously, it&#8217;s impossible to remove all dust from a home, but using a vacuum with a HEPA filter will do wonders here: it traps particulate matter and keeps it from being blown again through the room. Similarly, clean and change your furnace filters regularly to keep as much dust as possible out of the air.</p>
<p><strong>3. Watch your Chemicals</strong></p>
<p>Cleaning products are improving, and many manufacturers have switched to &#8220;green&#8221; formulas, but it&#8217;s still important to keep these cleaning products in mind. Keeping around old paint, pesticides, and other similar products in your home should be disposed of to ensure that they aren&#8217;t leaking fumes into your home. Make sure that you dispose of these items properly, as throwing them in the trash will just contribute to the environmental problems you went inside to avoid in the first place.</p>

			<content:encoded><![CDATA[<p>Another month, yet another data point in the tale that is the <a href="http://www.servingsaltlake.com/community/area/Salt+Lake+County/">Salt Lake County real estate market</a> right now. The Salt Lake Board of Realtors just released their official data for January 2013 and, unsurprisingly, it continues to tell the tale of 2012&#8242;s market: improved sales, home values going up, while the number of listings are going down, causing an <em>extreme</em> inventory shortage. Let&#8217;s take a more detailed look.</p>
<p><a href="http://servingsaltlake.info/wp-content/uploads/2013/03/january2013marketstats.png"><img class="aligncenter size-full wp-image-4129" title="january2013marketstats" src="http://servingsaltlake.info/wp-content/uploads/2013/03/january2013marketstats.png" alt="" width="793" height="309" /></a></p>
<p>There were 1300 new listings in January. That is lower than the total of January 2012, but actually significantly higher than December 2012&#8242;s number of 834 new listings. This makes sense, as rarely do people want to sell their homes during the holiday season.</p>
<p>The holiday also has an impact on sales: while pending sales rose from December to January (823 to 1,002), closed sales fell (938 to 782). Again, business slows down in December, and since things that go pending in December usually close in January, the closed stats in January are affected. Still, closed sales were up 1% from this time last year, and pending sales were up 8.3%.</p>
<p>The pressure on the market from both sides (listings going down, but sales going up) means that prices have to rice in order to adjust for the demand in the marketplace. Sellers are achieving fully 96.6% of their list price, up 6.1% compared to January of 2012. As a result, the median sales price is up 20.1% from 2012 to 2013, and up about 1 percent from December to January. Again, this is a simple result of supply and demand.</p>
<p>Also a logical result: lower and lower inventory. We hit a 17 year low in inventory last July, and we&#8217;ve gone down significantly since then! There are only 3.5 months of inventory on the market, only about 4,000 homes remain. This is very low, and anecdotally, realtors around our office (including those from our team!) are difficult finding homes that match our buyers&#8217; criteria. It&#8217;s just difficult to find a good home right now!</p>
<p>The result is actually a good market for both parties: as<a title="Salt Lake Interest Rates at Fairly Ridiculously Low Levels" href="http://servingsaltlake.info/salt-lake-interest-rates-at-fairly-ridiculously-low-levels"> interest rates continue to rise</a>, home affordability will decrease, meaning that there&#8217;s some urgency for interested home buyers to get under contract now. On the other hand, sellers who were previously upside-down may not be any longer! With values up 20%, now may be an excellent time to sell your home to a cavalcade of hungry buyers. <p>On a $250,000 home loan, each point in interest rate reflects about $150 dollars per month in your monthly payment, or a total of about $55,000 over the course of a 30-year mortgage. Another way to look at that: each point that the interest rate moves lower allows you to buy about $25,000 more of a home, essentially for free. In the <a href="http://www.servingsaltlake.com" target="_blank">Salt Lake real estate</a> market, that&#8217;s a really big deal.</p>
<p>The problem is that these rates are starting to go up again, as the Federal Reserve reacts to an improving housing market. In the month of January, for example, the rates have moved up .375, costing you about $60/month (on that same example of a $250,000 loan.</p>

			<content:encoded><![CDATA[<p>2012 was a big year in the real estate industry, as the market finally began it&#8217;s recovery from the economic recession at the end of the previous decade. While the recovery is by no means complete, and it remains an open question whether or not the Salt Lake real estate market will ever again hit the highs of 2006-2007, the year 2012 gave homeowners reason for hope, as well as positively impacted their home&#8217;s value. Let&#8217;s take a look at the major stories in the real estate market in 2012.</p>
<p><strong>1. Sales went way up.</strong></p>
<p>Year over year sales increased by 17.4% in Salt Lake County, as homebuyers took advantage of record-low interest rates and improved consumer confidence to make home purchases. In <a href="httphttp://www.servingsaltlake.com/community/area/Salt+Lake+County/">Salt Lake County</a> overall, 13,375 closed sales took place in 2012, compared to just 11,391 in 2011.</p>
<p><strong>2. Home values and sales prices went up.</strong></p>
<p>Because of the increase in home buyer demand, properties for sale went for more money in 2012 than in 2011. <strong></strong>The median sales price was $195,000 in 2012, an increase of exactly $10,000 and 5.4% over 2011. This was largely an increase in pricing in the middle-to-low end range, as the average sales price increased a smaller 3.8%. When putting their properties on the market, home sellers got 94.8% of their original list price, compared to just 90.2% last year.</p>
<p><strong>3. Short sale listings went down.</strong></p>
<p>Short sales listings declined in 2012, off of their highs in 2010 and 2011, which is part of the reason sales prices changed less at the high-end than the low-to-middle range. As values increased, fewer people became upside-down on their mortgages meaning fewer short sales. It could also be the case that most of those who were upside down<strong></strong> had already completed their short sales by 2012. As a result of this change, the number of total listings also decreased by 7.1%, meaning 18,475 total listings in Salt Lake County in 2012.</p>
<p><strong>4. 2012 set new record lows in inventory.</strong></p>
<p><strong></strong>As a result of the high demand from home sellers, but decreasing listings, the total amount of homes on the market fell. At the end of 2011, there were 5,733 homes on the market, but only 4,023 homes on the market at the end of 2012 (a 29.8% decrease). Furthermore, because of the increased rate of sales, that meant an even larger decrease in the &#8220;Months Supply of Inventory&#8221; statistic: if no more new homes came on the market in 2013, at current sale rates, the market would have just 3.5 months before emptying out, compared to 6 months at the end of 2011 (a 41% decrease). This means we&#8217;re at 17-year lows of inventory, meaning huge demand for new listings on the market.</p>
<p>The result is a pretty unique marketplace: interest rates are still low enough that this is a great time for buyers to buy, but the resulting demand means that sellers can get multiple offers and higher prices for their homes.
